What to Expect During Your Home Inspection
Your inspection, step by step, from booking to report
Buying a home is a big moment, and the inspection shouldn't feel like a mystery. Here's exactly how a Sonoran Sun home inspection works anywhere in the Phoenix Valley, so you know what's coming at every stage of your deal.
Before the Inspection
- Once your inspection is booked, you'll get a confirmation with the date, time, and property address. We'll also send a reminder as the appointment gets close.
- If you're the buyer, there's nothing you need to prepare. Make sure your agent has arranged access to the home, and we'll handle the rest.
- If you're the seller, have all utilities on (water, gas, and electric), leave access clear to the attic, electrical panel, and water heater, and unlock any gates or sheds.
- If you'd like to stop by, the end of the inspection is the best time. That's when we can walk you through what we found in person, once we've had a chance to look at everything. Just coordinate timing with us or your agent.
During the Inspection
- A typical inspection takes 2 to 4 hours depending on the home's size, age, and features. Larger homes and homes with pools take longer, and we never rush to save time.
- We evaluate the roof and attic, foundation and structure, electrical, plumbing, heating and cooling, interior and exterior, windows and doors, insulation, garage, and grounds.
- Arizona homes get special attention where our climate is hardest on them: roofing surfaces baked by the sun, air conditioning systems working overtime, drip irrigation and drainage, and pool equipment.
- We inspect everything that is safely accessible. We don't move furniture or stored belongings, and anything we couldn't reach is noted clearly in your report.
After the Inspection
- Your detailed digital report arrives within 24 hours, and most of the time the same evening or the next morning.
- Every finding includes photos and a plain-English description, organized by severity so you can see at a glance what matters most.
